Valuations for Non Lending Purposes

Residential property can be inspected and valued for a wide range of purposes. In addition to the traditional lending valuation, we also provide reports in order to assess the market value of a residential property for the purposes of granting probate, or in matrimonial matters acting either as a court appointed single joint expert or where the parties are trying to reach an agreement without the need to go to court.

RICS Homebuyer Reports

The recently updated RICS Homebuyer Report is a mid range survey for purchasers of residential property. The report is not as detailed as a building survey and is designed for standard property types. The aim of the report is to assist the purchaser to make a reasoned and informed decision on whether to proceed with the purchase and advice upon what is a reasonable price to pay. The report uses a colour coded traffic light system whereby each element of the structure is inspected and given a condition rating. Advice is provided upon how to proceed and a market valuation is included.

Building Surveys

This is a detailed form of survey that is suitable for all types of housing but particularly properties that are older or of larger than average proportions. Each element of the structure is inspected in detail and advice is provided upon the condition of that element and whether any repairs are required. Maintenance matters are also considered. Further advice can also be provided if it is your intention to extend.

Housing Associations

We have extensive experience of dealing with housing associations. We regularly provide valuation advice where tenants wish to purchase or dispose of a share in a property. We also provide advice upon both value and condition under the mortgage rescue scheme as well as undertaking marketing appraisals on schemes that are to be built or are under construction.

Boundary Disputes

A number of our surveyors have specialist knowledge and are able to deal with boundary disputes. Disputes of this type are never pleasant for the parties concerned but, by adopting a pragmatic and conciliatory approach, we are regularly able to resolve the dispute without the need for the parties to go to court. We are also able to create transfer plans and accurately measure land in order that boundaries can be determined.

Leasehold and Enfranchisement Advice

A lease is a right to occupy a property for a period of time. As the length of the lease gets shorter, its value decreases and it becomes more expensive to extend. We are able to advise leaseholders upon the amount that they should pay for a new lease and can provide a best and worse case scenario in order to advise upon the possible outcome of any negotiations.

This is a highly specialised area of valuation.

Retrospective Valuations

Using our extensive knowledge of the residential market, we are able to undertake retrospective valuations, sometimes going back up to 15 years. Valuations of this type are normally instructed by solicitors, on behalf of, lenders who consider a valuation upon which they relied, to be incorrect. However, there are also instances when a property needs to be retrospectively valued for tax purposes and, in some cases, probate.

Our surveyors have extensive knowledge of the markets in which they operate. We also employ the most up to date technology using a number of Subscription Only services to provide historic property sales data.

A number of our surveyors are members of the RICS Expert Witness Registration Scheme and have appeared in court on many occasions.
